Over the years, as the executive responsible for disposing of bank-owned properties I have handled every kind of real estate asset located in all 50 states, Puerto Rico and the U.S. Virgin Islands, with values ranging from less than $1,000 to $6,000,000. Each property has utility for someone. The key to successful marketing is to define the value proposition for each property and where we can access those buyers who, recognizing its' value proposition, will pay market value.

Properties that conform to the expectations of typical buyers are not hard to sell. This fact is addressed in a long-standing real estate maxim: "A listing well-taken is half-sold". As with most generalizations, it makes a solid point but nevertheless overlooks many of the peculiarities and idiosyncrasies of many real estate markets and buyers. The properties which the firm has specialized in are not the easy ones.
